International Place

The Company’s flagship development is International Place, a 1.8 million-square-foot multi-tenant office and retail complex located in the heart of Boston’s Downtown Waterfront, at the intersection of the historic Financial District and emergent Seaport Innovation District. Reaching up 46 and 35 stories in two towers, International Place is an icon of the Boston skyline that stands as the city’s largest office complex and has maintained its position as the city’s premier business address since opening in 1987. Within the glass-enclosed courtyard, building patrons meet and relax amid full-sized trees, an inspiring ceiling-to-floor waterfall, and the many restaurants and retail shops. Ionic marble columns surround the lobby’s perimeter and enhance the building’s classic opulence. Beneath the building’s lobby, more than 800 parking spaces are available for tenants and their guests. International Place is home to a number of the world’s most prestigious firms across a range of industries, including financial services, law, life science, technology, insurance and energy. Servicing over 7,000 employees of the various tenant companies, International Place is the most productive office environment in Boston.

The Pinnacle At Central Wharf

The Pinnacle at Central Wharf is a transformative proposal that will entail demolishing the existing Harbor Garage and creating over 28,000 sf of new public open space on Boston’s Downtown Waterfront. With an emphasis on environmental sustainability and climate resilience, the proposed project consists of: (i) a destination outdoor gathering space, a substantial portion of which will be designed for seamless integration into the New England Aquarium’s proposed “Blueway” vision for harbor access; (ii) an approximately 865,000 sf, architecturally distinctive tower element, containing retail, dining, office, and residential components and ringed with active uses on the lower levels; and (iii) a new, state-of-the-art below-grade parking facility consisting of approximately 1,100 spaces and serving both the project and the surrounding neighborhood.

New England Biolabs

New England Biolabs is a recognized world leader in discovery, development and commercialization of recombinant and native enzymes for genomic research. When they needed assistance with their specialized real estate requirements, they turned to The Chiofaro Company. The 126-acre “Great Estates” site, adjacent to State Route 1A, is surrounded by acres of pristine conservation land and contains several historic buildings, including a mansion of approximately 30,000 square feet. This project involved the development and integration of a sophisticated new 160,000-square-foot, molecular biology laboratory/headquarters building containing 250 underground parking spaces, and the renovation of the mansion and other historic buildings built between 1895 and 1914-all on an architecturally and environmentally sensitive site. The Chiofaro Company provided development and project management services to New England Biolabs. Additionally, The Chiofaro Company provided strategic real estate consultation to New England Biolabs regarding the financing of its new facilities and the re-use / disposition of its existing facility in Beverly, MA.

Nashoba Corporate Center

The Nashoba Corporate Center is a 100-acre office/research and development park located adjacent to Route 495 in Westford, MA. Conceived as a corporate campus for companies in the fast-growing computer networking and switching segment of the telecommunications industry, the park consists of a 300,000 SF office and engineering facility and a 160,000 SF office property. The park, which was at one time entirely leased by communications giant, Lucent Technologies, is located approximately 23 miles northwest of Boston and includes amenities such as picnic areas, jogging trails, a fitness center, training center and on-campus dining facility. The Chiofaro Company acquired and developed the Nashoba Corporate Center and managed the park both before and after its 2005 disposition.

Westborough Technology Park

Westborough Technology Park is one of Greater Boston’s finest office/research and development environments. The park encompasses over 75 acres of land and contains 650,000 square feet of space in addition to two hotels. Strategically located at the intersections of Route 9 and Interstate Route 495, and less than 1 mile from the Massachusetts Turnpike interchange, the Park was conceived as a master-planned corporate park for technology companies that populate the Route 495 marketplace. It has housed the corporate headquarters of such companies as Bytex, Proteon, Epoch Systems, Coral Networks, American Superconductor, D&B Software, and operations of EMC Corporation, Staples, U.S. Robotics, Bose, Marmaxx Group and Akibia, Inc. The Chiofaro Company directly managed all aspects of the development of the entire complex, from initial land assemblage, design, permitting, financing, construction and property management, until its sale.
